Description

REINFIRCED CONCRETE: Buildings shall be reinforced concrete carcass. The method of construction shall be spread foundation, tunnel mould and/or conventional mould. Static projects approved by Universities shall be used.
BASE and FOUNDATION WALL ISOLATION: There shall be dwell water isolation + isolation protecting plates applied to the junctions of base and supporting foundation wall, pavements and surfaces of reinforced concrete foundation walls under the earth. There shall be roughcast + finishing coat + plastic painting made from indoor.
HEAT and SOUND ISOLATION: There shall be heat and sound isolation made on places that divide two apartments and/or places that are not heated and parts of shared walls of living rooms and/or rooms.
EXTERNAL WALL HEAT ISOLATION: Jacketing method shall be used from the outside of the building in order to provide heat isolation on external walls. There shall be silicon-based exterior painting used on jacketing. With the approval of Administration, there shall be window frames, floor molding and floor lath applied on external walls.
INTERIOR SIDES and ENTRANCES OF BLOCKS: There shall be flow coverings made with cement finish + ceramics and/or measured sized marbles. Moreover, there shall be pattern application made with the approval of the administration. There shall be post boxes in the number of apartments and a notice board made from wooden and/or plexiglass, etc. material.
There shall be floor numbers placed on fire-escape stairs and floor holes in each floor. Interior surfaces of shafts shall be layered by a white-cement based material. The case, wing and frame of the shaft cover shall be made from aluminum and/or metal sheet profiles. It shall have a handle and a lock. Keys shall be master system.
ENTRANCE DOORS of APARTMENTS: Both wings, frame and case of apartment entrance door shall be made of wooden material and/or PVC coated. The assembly of the door shall be made with foam and/or cement.
INTERIOR DOORS OF APARTMENTS:  Wooden and/or PVC covered over MDF, with or without windows, interior door wings, case and frame shall be mounted with its metal equipment.
SKIRTING BOARD: There shall be skirting board in the height of 10 cm made from wooden material or PVC covered over MDF.
WINDOWS: Blind frame from box profile + anti-corrosion paint against corrosion and/or galvanized blind frame shall be made. Heat-insulated PVC joinery + double-glazing glass with heat control covering shall be mounted. Windows shall be as opening to two-sides.
HEATING INSULATION: Central cascade system (mini boiler and/or wall-type condensing boiler) heating installation shall be made and heating expense sharing shall be made with calories counting. In residences, mobile central heating system shall be applied. In the residences; in areas except bathroom, PKP or PKKP type panel radiators with compact ventilation shall be used and heated towel racks shall be used in bathrooms.
POTABLE WATER INSTALLMENT: The need of usage and potable water in residences shall be fulfilled by a central concrete or block-based modular type stainless steel water tank. For the need of usage hot potable water, an apartment sub-station in type with stainless steel heat exchanger and that could adjust the water exit in the demanded value.
FIRE INSTALLMENT: In accordance with the approved project; a central water tank and fire pump station with TSE or UL/FM, VDS, etc. certificated if available shall be allocated as a fire extinguishing system on the basis of square of blocks.
WASTE WATER PIPING: In waste water piping, mineral added, self-heat insulated and sound insulated, multi-layered quite pipes and joints shall be used.
NATURAL GAS INSTALLMENT: In accordance with the approved project, a natural gas infrastructure installment shall be made within the site and blocks, social facilities, commercial units and other facilities that shall consume the natural gas shall be connected.
TV INSTALLMENT: A TV system with 60 fixed channels and provide opportunities for Digitürk and D-Smart broadcasts.
INTERCOM: In accordance with its project; a colored and visual intercom system shall be installed. Apartments could make an audio video communication with block entrance and site entrance door.
FIRE CALL:  An Addressed Fire Call System shall be allocated in accordance with its project.
ENVIRONMENTAL LIGHTING: According to the project of park, garden and pedestrian ways lightings and road lightings project; decorative type lighting poles and led or economical bulbs shall be allocated.
EMERGENCY LIGHTING: Emergency lighting and directing sorties shall be allocated with led armatures in accordance with its project and fire legislation.
GENERATOR: In all common areas and apartments, generator system that have the capacity of supplying 100% reserve, shall be allocated.
ELEVATORS: Elevators with emergency recovery equipment in TSE and CE standards in the number and speed suitable for traffic and fire legislation shall be supplied and mounted in blocks.
ENERGY SYSTEMS: In this project, there are sustainable energy resources shall be allocated.
SECURITY SYSTEM: In accordance with its project, a Closed Circuit Television/Camera System for the purpose of security that controls enclosure walls and/or iron railings/fences, car park entrances and exits and block entrances, shall be installed and 7/24 monitoring and record from the security center shall be made.

INTERIOR OF AN APARTMENT

ENTRANCE – CORRIDOR- HOLE – CELLAR
PAVEMENT: Heat and sound isolation + cement finish + laminated parquet and / or ceramic pavements shall be made with Cross-linked polyethylene foam.
WALLS: Gypsum plaster and plastic paint shall be applied
CEILING: Gypsum plaster and plastic ceiling paint shall be applied.
THRESHOLD OF THE ENTRANCE DOOR OF APARTMENT: Marble entrance door sill shall be made with single radius in the width and height of the door case.
ACCESORIES: Door number of the apartment, peephole, door handle and door locks with rosette shall be made of stainless steel material in accordance with the approval of Administration.
COAT HANGER: Coat hanger shall be produced.
GENERAL: There shall be covering suspended ceiling application made in over to cover pipes where spring line is.
LIVING ROOM
PAVEMENT: Heat and sound isolation + cement finish + laminated parquet shall be made with Cross-linked polyethylene foam.
WALLS: Gypsum plaster and plastic paint shall be applied
CEILING: Gypsum plaster and plastic ceiling paint shall be applied.
DOORS:  Wooden and/or MDF covered over PVC, interior door wings with windows and case and frame shall be mounted with its metal equipment.
AIR CONDITIONER INSTALLATION: Split air-conditioner infrastructure installment shall be installed (copper pipe and drainage) interior and exterior assembly shall be made as per the project.
GENERAL: Window framing accessories shall be made of 1st class materials. (Hinge, espagnolette, lock and additions, transom, door handles, etc.)
Sills shall be manufactures in two parts (indoor, outdoor) and with radius, and drips shall be made in the outdoor sills.

BEDROOMS

DOORS:  Wooden and/or MDF covered, interior door wings without windows and shall be mounted with its metal equipment.
AIR CONDITIONER INSTALLATION: Split air-conditioner infrastructure installment shall be installed in the parents’ room (copper pipe and drainage) as per the project.
GENERAL: Window framing accessories shall be made of 1st class materials. (Hinge, espagnolette, lock and additions, transom, door handles, etc.)
Sills shall be manufactures in two parts (indoor, outdoor) and with radius, and drips shall be made in the outdoor sills.

KITCHEN

PAVEMENT: Heat and sound isolation + cement finish + laminated parquet and / or ceramic pavements shall be made with Cross-linked polyethylene foam.
WALLS: Gypsum plaster and plastic paint shall be applied
CEILING: Gypsum plaster and plastic ceiling paint shall be applied.
SKIRTING BOARD: It shall be in the height of 10 cm made of wooden or PVC covered on MDF. Skirting board behind the counter shall be manufactured.
KITCHEN CABINET: Corian and/or natural granite and/or marble and/or laminated counter shall be made. The wall between the counter and the cabinet shall be covered with ceramics and/or granites and/or netting marble and/or aluminum covered mdflam. Kitchen cabinets shall be made of wooden-covered and/or lacquered and/or membrane covered material and then shall be mounted on their places. Hinges shall be with stoppers. Aluminum base and adjustable legs shall be made.
BALCONY DOOR:  Blind frame from box profile + anti-corrosion paint against corrosion and/or galvanized blind frame shall be made.
Heat-insulated PVC windows with heat control double glazing and lockable espagnollette equipment shall be mounted with its metal equipment. There is also another door handle shall be mounted on the balcony door from the outside.
There shall be a heal concrete (min. h=10 cm) manufactured under the balcony door.

GENERAL: Balcony doors shall be opened towards the interior part of the house. Window framing accessories shall be made of 1st class materials. (hinge, espagnolette, lock and additions, transom, door handles, etc.)
BUILT-IN PRODUCTS and KITCHEN SINK: Stainless steel chimney hood with the chimney of the min. 500 m3/h capacity and/or with carbon filter, built-in oven and stovetop shall be mounted. In accordance with its project, stainless steel kitchen sink with single sink and dropper and/or one and half sinks with dropper and/or one and half sinks without dropper shall be mounted
ELECTRICITY: For refrigerator, over-the-counter, aspirator and general usage, there shall be grounding plug sorties with child protection allocated. For dishwasher, oven and stove, there shall be separated grounding plug sorties with child protection allocated for each.
Lighting sortie shall be allocated with B-type decorative armature on the ceiling and on-the-counter ralina armatures.

BATHROOM – PARENTS’ BATHROOM –WC FLOORS:

PAVEMENT: Cement finish + Water isolation + Ceramic coating shall be made.
WALLS: Layer + Ceramic covering and/or wallpaper covering shall be made. Walls shall be layered up to the ceiling, wall ceramics and/or wallpaper covering shall be more than 10 cm from the suspending ceiling in minimum.
CEILING: Suspending ceiling shall be made.
GENERAL: Water isolation shall be applied by taking 20 cm over the walls. Unless isolation is tested, floor covering shall not be manufactured. Bathroom cabinet and decorative mirror shall be mounted.
MECHANICS: There shall be heated towel rack assembled in general and parents’ bathrooms. Benchtop washbasins shall be assembled due to its project.
Single-shell faucet shall be assembled with its flush. European-style toilet with self-flush and/or with built-in flush and wall-hung toilet bowl shall be assembled.
Toilet paper handle, bar and/or rounded-shape towel rack and double hangers made of brass chromium shall be assemble. In toilers, there is no hanger to be assembled.
Acrylic bathtub or shower tube shall be mounted in sizes according to its project.
Shower cabins shall be mounted in sizes according to its project.
Ventilation aspirator shall be mounted.
ELECTRICITY: It shall be allocated with commutator/change-over switch lighting sortie, decorative spot armatures on the ceiling and decorative wall lamp armature on the mirror due to its project.  If there is no separated laundry room, there shall be a private, covered and grounding plug sortie with child protection shall be allocated for the washing machine.
There shall be one covered and grounding plug sortie with child protection allocated next to the mirror.

BALCONIES

PAVEMENT: Water insulation + cement finish + earthenware/ceramic tile pavement shall be made.
WALLS: Heat insulation and laying (jacketing) + exterior housepaint shall be made.
CEILING: Heat insulation and laying (jacketing) + exterior housepaint shall be made.
RAILING: Reinforced Concrete Parapet (if it is available in the project) + Sills + Aluminum railing + laminated glass (transparent and/or colored) shall be made.
BALCONY DOOR: A blind case shall be made of box profile and anticorrosion painting shall be made against corrosion.
Heat-insulated PVC windows with heat control double glazing and lockable espagnollette equipment shall be mounted with its metal equipment. There is also another door handle shall be mounted on the balcony door from the outside.
There shall be a heal concrete (min. h=10 cm) manufactured under the balcony door.
Sills shall be manufactures in two parts (indoor, outdoor) and with radius, and drips shall be made in the outdoor sills.
ELECTRICITY: Lighting outlet shall be allocated with B-type decorative armature in accordance with its project.

LANDSCAPING

There shall be security walls around the site and security spots for vehicle and pedestrian entrances. Entries and exits of vehicles into and from the site shall be ensured with an automatic barrier control (ABC infrastructure).
There shall be security buildings and an arch in the entrance of site.
There shall be rails over the security walls around the site in sizes that the Administration finds appropriate and approves.
There shall be roads for both vehicles and pedestrians and open and/or closed car parks to be constructed in the site.
Vehicle roads and open car parks shall be parquets and/or asphalt-covered and/or pressed concrete cover.
Within the scope of this project, an open swimming pool (outdoor swimming pool) shall be constructed. Filtration installment, sun-bathing terraces, changing cabins, showers and pools for foot disinfestations shall be constructed about the pool.

Ornamental pools and/or artificial lagoons shall be constructed with biological filtration, decorative fountains and special LED lighting.
Within the scope of the project; street furniture, resting areas and children play grounds shall be located. (materials to be used shall be first-class wooden materials). Herbal and structural landscaping of the site shall be made as per the approved project. Ready-to-use roll-on lawn shall be applied in places that are shown as green areas within the scope of the Project and in those areas, automatic-controlled watering system shall be made according to the project.
At least 1 basketball and volleyball court and 1 tennis court shall be constructed within the scope of the project. Floor covering shall be acrylic cover on a brand-new asphalt. There shall be lighting on the basketball court with decorative projector armatures in accordance with its project.
Considering disabled persons and circulation of strollers, transportation to indoor elevators shall be ensured and social facilities shall be constructed as disabled / wheelchairs and strollers could enter.
